Description
Barns Heath Farm is a 235-acre property consisting of arable land, woodland, and wetlands, with a well-maintained stoned access track and internal tracks. The land is generally level and classified as Grade 2 "very good" farmland, suitable for crops such as cereals, sugar beet, and potatoes. The soil is classified as a fine and coarse loamy soil with slowly permeable subsoils. The property is being sold as a whole by private treaty, subject to holdover to harvest the maize on certain parcels. The land is not connected to mains services, and there are various rights of way, easements, and wayleaves affecting the property. The property is also subject to a Suitable Farming Incentive Agreement and a Woodland Management Agreement, and is located in a Site of Special Scientific Interest and a Nitrate Vulnerable Zone. The buyer will be required to pay for growing crops, seed, fertilizers, and other consumables, as well as an enhancement payment of £30 per acre per month from the date of establishment to completion. Early entry may be permitted on to harvested fields, and all sporting and timber rights are included in the freehold sale, except for mineral rights, which are owned by a third party.
