The Shotley Estate Woodlands is a well-managed commercial woodland portfolio located on the Northumberland and Durham border, approximately 1 mile west of Shotley Bridge and 2 miles from Consett. The woodlands, extending to approximately 232.5 hectares, are mostly coniferous with a mix of Scots pine, Norway spruce, Sitka spruce, and Douglas fir, and have been commercially managed with excellent stands of timber offering a regular income stream. The woodlands have good road frontage and accessibility, with most of the land lying between 100-276 meters above sea level. The property has been lotted to provide flexibility and opportunity for purchasers, and includes arable land that could appeal to local farmers or offer opportunities for further tree planting, BNG, or carbon offsetting. The woodlands also benefit from high levels of natural regeneration of both conifer and broadleaved species, and have been entered into the Countryside Stewardship High-Tier Woodland Improvement Grant and managed under a Forestry Commission approved management plan and associated felling licence.
