The site is situated on London Road, with frontage onto the A4251, and is surrounded by a mix of residential and commercial uses. The area is well-connected by road, with the M25 and M1 motorways within easy reach, and is also served by local bus services. The site is located within the Dacorum Borough Council area and is not within a Conservation Area, although it is adjacent to a listed building. The site is also within the greenbelt, but abuts the settlement boundary to its north and east boundaries. The site has flood risk zones 1, 2, and 3 due to its proximity to the Grand Union Canal, and is awaiting the outcome of the emerging Dacorum Local Plan, which is currently under examination.
