Description

This 181.64-acre property, known as Lot 3, is a hill pasture land extending north and east of the farmhouse, with the Talla Water running along its southern boundary. The land is predominantly used for sheep grazing and rises from approximately 295m to 600m above sea level. The property is designated as a Site of Special Scientific Interest (SSSI) and is not included in a Nitrate Vulnerable Zone. The property is registered for IACS purposes and any Basic Payment Scheme (BPS) entitlements will be transferred to the new owner. The property also has Less-Favoured Area Support Scheme (LFASS) designation and is subject to a clawback agreement for energy development. The property is sold with all existing rights of way, servitudes, and wayleaves, and the new owner will be responsible for maintaining the farmland in Good Agricultural and Environmental Condition (GAEC) under the Cross Compliance rules of the Basic Payment Scheme (BPS).
