The L-shaped site is positioned on a plateau above Skinnerburn Road, featuring an uneven hard-surfaced compound, a copse of trees, and a stone and brick boundary wall along Pottery Lane. The site is identified as having significant development potential, being adjacent to the Forth Yards redevelopment area, a major gateway into Newcastle, which spans 21 hectares and is designated for a mix of residential, office, and leisure uses. Although the subject site falls just outside the Forth Yards boundary, it is recognized within the Forth Yards Development Framework due to its proximity and shared infrastructure needs. The site is allocated for mixed-use development, including residential, commercial (office, leisure, or hotel), subject to planning constraints and deliverability requirements. The development must respect the setting of the historic King Edward Bridge, the views of landmark buildings in the historic core and the wider Tyne Gorge setting, and protect a tree-lined escarpment.
