The most recent planning permission for the site was for the construction of highway access as a variation to granted consent 79/2998 for residential development (Ref: 1999/0775), which has since lapsed. It is therefore recommended that potential purchasers or developers make further enquiries with the Local Planning Authority to ascertain the current position regarding residential development potential.
The site extends to approximately 10.57 acres (4.27 hectares) and benefits from a sloping topography, with a mix of dense woodland and open grassland, providing a natural setting and potential for various recreational uses. Access to the site is via a series of unmade vehicular tracks, with the main entrance off Heol Tabor to the south. The site also includes an area affected by Japanese Knotweed, for which no recent mitigative measures have been implemented.
The site is situated within the suburban area of Cwmavon, on the outskirts of Port Talbot, and offers uninterrupted valley views. It is well situated for access to the M4 Motorway (J41) and benefits from good transport links via the B4286 and A4107. The area has a population of 5,615 (2011 Census) and is primarily residential, with local amenities and a main line railway station in the nearby town of Port Talbot, which also offers bus services to Swansea.
