Esgair Y Ffordd is a forestry property located approximately 5 miles south of Machynlleth in Powys, Wales. The property consists of three forestry blocks, with the main block ranging in elevation from 380-500 meters above sea level and planted with Sitka spruce between 1986-88. The property has not yet been harvested, providing a significant timber reserve for the new owner. The forest is characterized by good-form spruce crops growing on free-draining soils, with the potential to produce high-quality sawlogs and other products. The property also features open ground and scattered mixed broadleaves, with some new planting established within the open ground. The main forestry block has good access and loading areas, while the two satellite blocks are linked to the main area by a hard track. The property is subject to a Felling License, and the species composition is summarized in the table below. Wayleaves and third-party rights, including a water pipeline and public footpath, are also noted on the Sale Plan.
