Polestar Wood is an undisturbed enclave of mature coniferous and broadleaf trees, located on an island with little modern intrusion. The woodland is recognized by the International Dark Sky Association and awaits formal approval to join a global community of protected star gazing locations. The woodland is home to various wildlife and offers opportunities for low light photography and camping. The purchasers of the woodland will be asked to enter into a covenant to ensure quiet and peaceful enjoyment of the surrounding area, and to avoid activities such as vehicle racing or noisy/smelly activities. However, the covenant also allows for low-impact woodland crafts and woodworking, beekeeping, bushcraft courses, archery, and the shooting of air weapons. The covenant also specifies that the land shall not be used in a way that creates a nuisance to neighboring owners, and that any structures built on the land must be faced or painted in a dark brown or green color and not visible from shared private access tracks or public roads.
