Description

Killail Forest is a large commercial conifer forest located in a scenic area of Argyll, with a panoramic view of Loch Fyne. The forest was planted in 1991 with high-yielding Sitka spruce, which accounts for 86% of the timber crop, and other commercial species. The property is situated on sloping and west-facing terrain, rising from the shores to 200 meters above sea level. The soils are mostly mineral and peaty podzols. The forest is managed for timber production and has good growth rates, with estimated Yield Classes up to YC20. The property also includes some native mixed broadleaves and provides sporting opportunities for Red & Roe deer. The sale is subject to a clawback agreement with the seller in respect of any future windfarm development, and the purchaser will grant a first ranking standard security over the property to secure the clawback obligations. The property also has cultural and historical significance, with cup and ring marked rocks, cairns, ruins, and an ancient corn drying kiln area.
