Broughdearg Hill is a 702-meter hill that adjoins Lot 1 to the north and east, gently rising to the highest point, Duchray Hill, which offers a natural, sheltered, and southwesterly facing bowl. The land continues to the northern boundary of Broughdearg, the Allt Mor Burn, and there is potential for woodland creation. The Cairngorm National Park Forest Strategy promotes the creation of new woodlands, and the land could potentially generate carbon units through the UK Woodland Carbon Code. The Timber Transport Forum classifies the A93 as an Agreed Route for timber extraction. In recent years, the vendors commissioned surveys and submitted a planting application to Scottish Forestry for a mixed native and commercial planting scheme, which was approved in October 2023. The scheme comprised 112 hectares of Scots pine, 16 hectares of native upland birch, and 10 hectares of native low-density woodland on the outer edge of the scheme. The telecoms mast located to the north of the proposed house site generates a rent of £7,099.31 per annum. Broughdearg lies in Glenshee, a county renowned for its varied landscapes, and is located almost equidistant between Blairgowrie and Braemar. The area offers an abundance of sport and leisure attractions, including the extensive downhill ski center at Glenshee, mountain biking trails, salmon fishing on the rivers Tay and Ericht, championship golf courses, and hill walking and traditional field sports in the Cairngorms National Park.
