This property is a Grade II listed former clay dry located in St. Austell, Cornwall, approximately three-quarters of a mile north of the town center. The dry sits on the eastern side of the B3274 road and fronts onto a former railway line, now a 1.75-mile trail. The property is surrounded by a covenant that requires an uplift fee of £55,000 to be paid to Imerys if the site is developed or sold with planning permission. The dry was built between 1920 and 1921 and is the largest ever built in Europe, according to an Historic Building Assessment from 2008. The property is heavily overgrown but has a rich history and is listed on the National Heritage List for England. The title numbers are CL 123369 and CL305105, with the exception of a small area owned by Western Power.
