The property is a former United Utilities covered reservoir, also known as an Equilibrium Tank, situated in the countryside approximately 2 miles from Garstang. The site is accessed via a track off Eidsforth Lane and is well-screened by trees on most sides. The tank itself is constructed from thick concrete with cast iron columns and beams, and features six arched roofs covered in profiled sheeting and finished with grey engineering brick gables. The structure is surrounded by grassed banking for most of its height. Although a planning permission was granted in 2011, some external clearance and access works are all that have been completed so far, leaving the site ready for further development.
