Terms of Sale
The land is available as a whole or as two individual plots. If the land is sold as two individual plots, the vendor will be responsible for forming the access from the highway up to a point to be agreed and subject to specifications of that access being agreed.
The new boundary between the vendor’s retained property and the land to be sold will be the responsibility of the purchaser prior to any development commencing and the final details of the boundary are to be agreed, but it is proposed to be a concrete post and panel boarded fence to specifications agreed.
In the event of the property being sold as two plots, the vendor agrees to set back the boundary of the retained land at his own cost to comply with the visibility sightlines shown on the detailed Plan. In the event of the land being sold in one sale the purchaser is to be responsible for setting back the boundary of the land to be retained by the vendor, to specifications to be agreed at the purchaser’s cost. In the event of the sale being two separate plots the purchasers of the two individual plots to be responsible for clearance of the visibility sightline and lowering the roadside boundary wall to the respective plot.
