The arable land is generally level and classified as "very good" farmland by the Agricultural Land Classification of England & Wales. The soil is classified within the Hodnet soil series, suitable for cropping including cereals, sugar beet, and potatoes.

The land has a ring-fenced block with a stoned access track and internal tracks to access the various parcels.
