The property is a development site at Tarskavaig, Pitlochry, extending to approximately 0.69 hectares (1.7 acres). It has three plots, each with a different size: Plot 1 is approximately 0.23 hectares (0.57 acres), Plot 2 is approximately 0.22 hectares (0.54 acres), and Plot 3 is approximately 0.24 hectares (0.59 acres). The site is located near the town of Pitlochry, which offers a range of amenities, and has access to a track from the former back drive to Croftinloan School, with Plot 2 accessed via a tarmac road.

The ground slopes steeply downhill from north to south and is surrounded by mature trees and residential properties. The site enjoys an elevated position and has access to electricity supply, mains water, and a BT connection to the east. A private bio-disc system is planned for foul drainage, with surface water drainage proposed to be connected to a small water course to the east.
