The residential development plot is located to the east of Mill Lane, Pickworth, extending to approximately 1.50 acres (0.60 hectares). The plot is accessed through a metal gate to the east and is bounded by a public footpath alongside its northern and eastern edges. The site has two electricity poles and overhead electricity lines crossing it.

The buyer is obligated to erect a wooden post and three rail fence along the eastern half of the south boundary within three months of completion. No services are currently connected to the plot, including mains water, foul drainage, and electricity. The land has Outline Planning Permission for one detached dwelling, but potential buyers will be responsible for fulfilling the conditions listed in the Planning Permission.
