The property is a formerly used depot site, located on the Colwick Industrial Estate in Netherfield, approximately 4 miles east of Nottingham City Centre. The site is generally level, with a gentle slope towards the River Trent to the south, and comprises approximately 80% tarmacadam-surfaced land and a smaller, unsurfaced area to the rear and east. Two main buildings are present, a single-storey building to the east of the entrance with kitchen and ancillary accommodation, and a single-storey warehouse/workshop with a steel frame construction, insulated blockwork infill walls, and part decorative brick and part profile asbestos cladding.

Both buildings are in need of comprehensive refurbishment.
