The property is a 194.37 acre block of deciduous woodland in Warwickshire, classified as a Site of Special Scientific Interest (SSSI) due to its ancient woodland status and conservation value. The woodland is predominantly oak with ash, hazel, and understorey of birch and aspen, with coupe hazel coppice and oak standards. It features a variety of age classes and species distribution, with recent thinning and clear felling that has produced good oak beam timber.

The woodland has direct road access and a stoned roadway leads to the centre, with grass rides providing further access. Elevations range from 85-110 metres above sea level, with an average annual rainfall of 666mm. The property is situated on the route of the High Speed 2 railway line, which now passes beneath the site in a tunnel.
