The property consists of a 18.28-acre block of land, roughly 7.40 hectares, comprised of ring-fenced meadow and pastureland with a small stone building. The land is well fenced and walled, with access tracks leading from the village to the main block. Natural springs and streams provide drinking water for much of the land.

The land's soil type varies, with Grade 4 soils, including deep and well-drained fine and coarse loamy soils, found in the East Keswick 2 and Winter Hill series.
