Lot 1 includes approximately 168.58 acres of land currently used as a race track, with extensive areas of hardstanding, and has established access from the A515 and estate roads. The site has a historical background as a military airfield and RAF training facility, built in 1942 and closed in 1954, before transitioning to its current use as a race track in 1965. Lot 1 is located on its own, adjacent to Lot 2, and is being offered for sale with the option to buy it alone or in conjunction with Lot 2.

Next door, Lot 2 is a 12.15-acre woodland plot, bounded by hedgerows and fencing, with access off Edlaston Lane, and has been licensed to the Derbyshire Wildlife Trust for the past 15 years for conservation purposes, although the license is set to expire in March 2026.
