Land

The property is a commercial woodland portfolio of approximately 218.73 hectares (540.49 acres) located on the Northumberland and Durham border, with good transport links and direct access from the public highway to many woods. The woodland is a well-managed mixed rotation woodland with predominantly mid to high yield class conifers, including Scots pine, Norway spruce, Sitka spruce, and Douglas fir. The land is generally grade 3 on the Agricultural Land Classification Maps, with level or slightly sloping ground, and slowly permeable soils that are seasonally wet and acid loamy and clayey, suitable for tree growth.

The woodlands have been commercially managed for timber production, with high levels of natural regeneration of conifer and broadleaved species, and are capable of supplying the high-value sawlog market in addition to lower-grade products.
