Land

The property consists of three lots of land: Lot 1 (approximately 34.67 acres), Lot 2 (approximately 53.07 acres), and Lot 3 (a combined total of approximately 87.75 acres) of arable land. The land has free draining soils capable of producing arable crops and/or grass and is classified as Grade 3 with varying soil types. It has a right of way to the public highway along Lynhams Road and an adjoining poultry unit maintenance track owned by the Local Authority.

The land also has an easement for a water main and a right of way from the public highway. It sits outside of the current development limits and has no buildings on Lot 1, but Lot 2 has a small six-bay Dutch Barn and some partially demolished buildings.
