The property extends to approximately 5.10 acres (2.06 Ha) and includes woodland and pasture land. It is located between the M27 Motorway and the A27 Main Road, between Sarisbury Green and Swanwick. The property has a unique position and was historically used for market gardening and strawberry growing, and has been used for horse grazing in recent years.

It features a gravel track that passes through the heart of the property, as well as a fenced turn out arena and a number of storage buildings on Lot 1. The woodland area on Lot 3 includes a stream and mature broadleaved trees. The property has a Byway Open to All Traffic (BOAT) running through it.
