The property is a ring-fenced block of high quality meadow, pasture, and amenity land occupying a convenient position on the periphery of the village of Overton. It consists of two lots: Lot 1, extending to approximately 23.35 acres, which includes a significant enclosure of Grade 3 meadow land and a parcel of sound pasture; and Lot 2, extending to approximately 4.75 acres, a single field enclosure of good quality meadow land of high amenity value. Both lots benefit from mains water supplies and mature hedgerow boundaries, some of which are stockproof, although some lengths of the hedgerow boundaries require internal fencing.

The land is situated approximately 2 miles southwest of Lancaster and 4 miles south of Morecambe.
