Land

The property, located in Eastern Herefordshire, comprises 79.54 acres of largely flat arable land, available as a whole or in up to three lots. The land is currently farmed with Winter Wheat on a contract basis. Lot 1, "Nupend Godsalls," covers 11.75 acres with mostly Grade 1 soils, while Lot 2, "Nupend Stony Field," spans 31.71 acres and features mainly Grade 1 soils with some areas set aside and not cropped.

Lot 3, "Nupend Roadside," includes 36.08 acres of mostly Grade 2 soils, with a small area of Grade 3 soils and about 5 acres of woodland under a Woodland Management Plan. A stream runs along the northwestern boundary of this lot.
