The property is a 2,754.35-acre estate situated in the southern side of the Dartmoor National Park in Devon. It is comprised of two main parcels of land: Lot 1, Brent Moor, covering 2,373.81 acres, and Lot 2, Dockwell Ridge, covering 380.54 acres. The estate includes unspoiled, rolling, wild moorland with Sporting Rights, and features a variety of landforms, including tors, hills, and barrows, as well as the upper reaches of the River Avon and other moorland streams and brooks.

The estate's boundaries are subject to common grazing rights and public rights of way, and it is designated as open access land under the Countryside and Rights of Way Act 2000.
