Land

The property is a 9.59-acre parcel of grazing and amenity land situated on an elevated position above the hamlet of High Nibthwaite, with extensive views over Coniston Water and surrounding Lakeland fells. The land is edged by drystone walls, which are deemed stockproof, and comprises a combination of sound grazing, interspersed with mature trees and ornamental shrubs. A small orchard of six fruit trees, including four apple and two damson, is located at the western end of the field.

An elevated timber platform and a small timber shed, housing a compostable WC, are also features of the land. The land adjoins open common land along its easterly boundary.
